Playground Wood Chip Delivery – January 12th

On January 12th, contractors are scheduled to replace the wood chips at all three of Chapel Grove’s playgrounds – the pool house area, Arkblack Terrace, and Killarney Terrace. The playgrounds will be closed during this work. In addition, please be mindful of the contractor equipment and allow room for the contractors to conduct their work.

Chapel Grove HOA 2022 Annual Election Results

Townhouse Parking Policy and Reminders

This is just a reminder to all of the townhouse owners and tenants/renters as we enter the holiday season. Visitor parking is for guests only who do not own or rent property in the Chapel Grove community.

— Townhouse owners/renters without a garage either have a two-car driveway in front of their townhouse or are assigned two reserved spaces.

— Townhouse owners/renters with garages and driveways shall only be used for parking vehicles by an owner(s), his lessees, or guests. Garages and driveways shall not be used for storage to the extent that such storage prevents the parking of two vehicles.

Resident-owned or operated vehicles are not allowed to park in visitor-marked spaces and are subject to immediate tow without warning.

Annual Meeting Rescheduled for December 6, 2022

While the Chapel Grove HOA Board held a meeting earlier this week, which included discussing and approving the 2023 budget, we lacked a quorum (60 homeowners) for it to be considered an Annual Meeting. As a result, the election of two new board members will need to wait until the December 6th meeting, which will serve as the rescheduled Annual Meeting.

This was shared in the earlier ProCom notice, which stated:

In accordance with Section 11B-111(6) of the Maryland HOA Act, if quorum is not present at the annual meeting, the annual will be rescheduled for December 6, 2022, the meeting will be reconvened to the next regular scheduled meeting, same location and time. The number of members present in person or by proxy at the rescheduled meeting will constitute a quorum. At the rescheduled meeting, a majority of the members present in person or by proxy may approve or authorize any proposed action and may take any other action which could have been taken at the original meeting had a sufficient number of members been present.

We hope to see everyone at the rescheduled Annual Meeting.

Reminder: Upcoming HOA Annual & Budget Meeting – October 25, 2022

ProCom has sent the Notice of Annual Meeting to owners. Here is the key information from the notice:

Please attend the Annual Meeting scheduled on Tuesday, October 25th to discuss past, ongoing and future HOA plans, and elect new volunteers to the Board of Directors. There are two (2) vacant positions for this year’s Annual meeting, both positions representing the Townhome Owners. You will find a Proxy on the back of this notice. If you are unable to attend the Annual Meeting, please fill out the Proxy form to assist the community in reaching quorum. The Proxy Form can be mailed, faxed or emailed to ProCom, Attn: Erinn Robinson. The Proxy MUST be received by 5PM on October 25, 2022 to count towards quorum.

A quorum must be obtained in order to hold the Annual Meeting and conduct business for the community. A total of sixty (60) homeowners must be represented in person or by proxy in order to hold the Annual Meeting for 2022.

Upcoming HOA Annual & Budget Meeting – October 25, 2022

Please remember that the Chapel Grove HOA Annual Meeting will be held via Zoom on October 25th at 6:30 pm. We will hold board member elections and discuss the 2023 draft budget at this meeting.

ProCom has already distributed the draft budget to owners. If you need another copy, you can find it on the Chapel Grove Portal under the “About Us” tab in the Documents section. The election information will be distributed to owners shortly as well.

If you need the call-in number for the October meeting, you can find it on the Chapel Grove Portal under the “About Us” tab in the Calendar section on the date of the meeting (October 25).

Tree Work Continues This Week

Davey Tree is scheduled to conduct more tree removal work this week using a crane. The work will impact Killarney Terrace, Jostaberry Way, and Seneca Drive. Please be careful around the workers and their equipment.

Board Meeting Added for September 19, 2022

We have added another board meeting in September to allow the board to more timely approve various projects and prepare for the HOA annual meeting. This additional meeting will be held at the Odenton Public Library at 6:30pm on Monday, September 19th.

Summer Community Party this Friday August 26th from 5pm to 9pm

This Friday, from 5pm to 9pm, we will be hosting Dead Eye Stare, a fun local band perform live. They mostly play Modern Rock, Top 40 songs and some great classics. If you have not heard them play and you like live bands, you will not want to miss out. The band plans to start at 6pm.

We do have a couple of activities for kids such as face painting, glitter tattoos and balloon twisting which will be from 5pm until 7pm.

The Hideaway will be catering so please RSVP the number of people no later than Tuesday the 23rd and they will be serving food at 6pm.

All the fun starts on the lawn in front of the Chapel Grove community pool. Please bring something to sit on as this event will not be inside the pool area. The bathrooms will still be accessible during the event. Also if you wish to have adult beverages, they will only be served to those over 21 so please bring your ID’s.

I am still looking for volunteers, so please let me know if you are available to help out. I will need some more coolers, tables and a few pop up canopies too.
